I used Josie to both buy and sell a home. I will try to be balanced in my review. She gave good advice and has a great team working with her. She is a successful agent but not a sensitive or kind person. When we expressed our unhappiness with what we perceived as manipulative and unprofessional behaviour, she said she could sue us for defamation. I felt somewhat bullied into submission. I think her replies on this website speak to her nature. I would use someone else next time. - Jennifer Mills

Reply:    I want to add that I think that Josie is a good real estate agent. I am not saying that she did anything unethical. I personally found her abrasive. But she sells a lot of houses and must be doing something right.
Reply:    Unfortunately I do not know who you are because you posted this anonymously. There seems to be a piece of the puzzle missing here. You say I gave you good advice, I have a great team working for me, you say the transaction was successful - so how did we go from this to "manipulative behavior" and "unprofessional behavior". If this had happened I think I would remember it. Why did you not discuss this with me? These comments that are allowed are not verified, they are not substantiated, and for all I know they could be written by one of our competitors.

She is a seasoned realtor for sure. Seems to be somewhat insensitive at times. Recently an elderly person refused to give her a listing because she referred to the prospect's personal stuff as junk and therefore needed to be de-cluttered. On another case she refused to leave the premises unless seller signed the property. Regretably they signed . - RD

She committed fraud as far as I am concerned & we are in the process of making a formal complaint to the Real Estate Board. She was the listing agent on the house we just bought. In negotiating after the house inspection, she committed by phone to having certain urgent repairs done on behalf of the seller who agreed to do them to get us to sign off on the home inspection clause in the offer. Based on her assurances we signed it and thought we had a deal. She took the waiver & ran, telling us 5 hours later the client had changed their mind! Our agent was shocked that a licensed professional would resort to such shady practices. We would not have agreed to the price we paid if the roof was not being repaired. A total con artist. Reply:    I do not commit fraud and I welcome you to make a formal complaint to RECO. Your agent, Alice Kent, neglected to protect you in writing. It was her job to request the changes you wanted IN WRITING from the seller. Instead she proceeded to submit a waiver removing the condition and making your offer firm and binding. She should never have submitted a waiver of the condition without protecting you in writing first. The fact that the seller chose to change her mind is not something I can control. I can not force the seller to do what the seller does not want to do. Had your agent protected you in writing then the seller would have been bound to what she committed to verbally. YOU WERE NOT PROTECTED BY YOUR AGENT and anyone who sells real estate knows that a buyer's agents should protect their clients in writing.
Reply:    Ms Holmes there is a document called an amendment which deletes a clause in the offer and inserts another. This amendment document is used when changes have to be made to the original offer. In this case your agent should have used this document to insert the repairs you wanted made and deleted the inspection clause at the same time. This way the seller would have been bound in writing to follow through on what she said verbally. Furthermore Alice knows that every real estate transaction HAS TO BE IN WRITING. This is what agents who are educated about rules do every day to protect their clients. Alice Kent from Bosley Real Estate did not do this therefore she did not protect you. Then she goes ahead and incites you to post this. I am in the process of filing a RECO complaint against her and we will let RECO decide who did something wrong. If sellers and buyers did not have things in writing they would change their mind all the time about everything. Please direct your anger at your agent. Next time hire one who knows the rules nd you will be protected.

She was the selling agent on the house we just bought. Fairly certain she not only lied about the offer price our competitors gave but she may even have lied about the fact that there was another interested party. Be very cautious or get taken for a ride like we did. - KDL

Reply:    First and foremost this statement is libelous and defamatory and grossly untrue. Furthermore it is made anonymously which is also cowardly. It is clear that I never represented you and you had your own agent. Any communication I ever had with you was through your agent so if you were lied to it was by your own agent and not by me. It's interesting that I NEVER received a phone call from your agent or a complaint about this matter you are referring to. If it was so serious you should have reported it to my governing body which you never did. You should have contacted my broker to complain which you never did. You should be ashamed of yourself for putting this on the internet without giving me a chance to defend myself.
Reply:    From what I can see, you posted this comment very recently and claimed that you just bought one of my listings through your own agent. If you truly believe that I lied about there being another offer when you submitted yours then you should submit a request to our governing body RECO asking for all copies of the offers that were submitted on your transaction so you can satisfy yourself instead of posting lies on the internet. Lucky for you RECO changed the law on July 1st, 2015 allowing any consumer to request a copy of all submitted offers which we, as agents, are now obligated to keep a copy of. If you truly believe that I lied about another offer which is referred to as a "phantom offer" then you have an obligation to report this matter to make sure this doesn't happen to any other consumer just as I have submitted complaints to RECO about this very issue to protect the consumer. Put your money where your mouth is and do the right thing instead of mouthing off like a coward on the internet.

After buying and selling several homes all over the world, I feel I can fairly rate Josie and her team. While clearly successful, I have serious concerns about where her interests lie. Bewhiskered all agents make their livings from the sale, with this team , it becomes clear they are not on your side. They will do whatever it takes to make a profit.
