Lucais’s team was Very helpful with staging advice. Recommended neutral colours, decluttering, and landscaping updates. Video he provided was excellent and highlighted the pristine lake. Sold within weeks. He put the house as a feature in Globe and Mail, which was a nice touch. Lucais has much experience in cottage country so that was an asset. - Patricia shepherd
We are a family of 6. We share the house with my aged parents. Lucais was patient with our family to sell our downtown home that we were outgrowing and helped us to find a home with more space in the suburbs. We sought a home near good schools and parks for our children and with 4 bedrooms for everyone. We found our dream home and Lucais won the bid war with multiple offers on our purchase. We were lead to believe our house will go thru so we bought another home..we now have 2 homes and NO help from Lucais. He was away during all of the problems we had with the buyers. NEVER use him..he worked with an agent from Toronto saying what a great and honest guy he was. Legal fees have piled and continues. - June Dinan
Reply: Dear June, the market crashed in April 2017 in all of the GTA and especially in the York Region areas. Many many people walked away from deals leaving deposits and Sellers hanging. I cannot control the stock market, new Provincial taxes introduced or dropping prices in the real estate market. I did the best I could in your family's behalf and sold many houses on your street this year alone, #270, #274, #299, #301, #323, and finally #356. All I sold before the market crashed and some after. You were a seldom case of a buyer walking away from a market crash, one of many this year according to your own lawyer. I am sorry it happened to you, but totally, t-o-t-a-l-l-y out of my control. Many on the street I made rich and are celebrating. Simply hard facts of real estate market.
Lucais Shepherd represented a buyer and an offer was made on our property. The next contact from Mr Shpherd was not a sign back but a demand to have his commission increased from the offered 2% to 2.5%. The property was shown to his clients a second time but still no sign back, just more demands to have his commission increased! We never did get an offer from his clients but we sold to the next people who made us an offer. He has been reported to RECO over this matter. DO NOT USE HIM! - Karen
BUYER/SELLER Beware. I dealt with this agent and have never been so surprised on an individual's unprofessional, manipulative and emotional actions in a deal that has so much money on the line. This realtor did not act in our best interests and was only interested in a commission at the end of the day. Completely incompetent in any strategic negotiations as well contractual wording. I would urge anyone using Lucais or thinking of Lucais to get a 2nd opinion.

Reply: I believe this is a house that I sold $200,000 over the asking price and in 1 day on the market. Clearly this buyer got the house they wanted and for the price they were very very motivated to pay. Glad I was able to help.
Pretty much the worst agent ever. Completely obsessed with obtaining his commission and willing to harm productive negotiations between the seller and buyer. Almost made the deal fall apart for his client in the process. Unskilled unprofessional, I could go on, but I don't need the aggravation.

Lucais represented the other party in my transaction and I found him very difficult to deal with. However, after all of the back and forth offers, I managed to get a final purchase price that was the same as my very first offer. Not very good for his client, but great for me. I don't recommend Lucais to anyone looking to buy or sell.
Reply: Again, someone I did not represent. Someone who did not get their way. Spoiled adults are everywhere, they even run countries, are embroiled in scandal and blame the world for their misfortune. These venting people are seldom on my client roster, thankfully.

In 2017 we had the pleasure of doing business with Lucais in the sale of our home. He went above and beyond in the sale and sold it above asking price in two days. We highly recommend Lucais and would not hesitate to use his services again if needed. I give him a five star rating. - Roxanna and Bryan
