I have used Richard a number of times for purchasing properties. He has always been very quick to get back to me and updating me as new properties match what I'm looking for. Reply:    Well An, I'm sorry to say that my experience was nothing at all like yours, as I've clearly stated a few comments below. As I've stated, several agents, who have since seen my current place all, without exception, agree that I paid $10-$15 K more than was reasonable, as I suspected was the case at the time. I was under a tight timeline, and Richard was aware of that. After Richard's quick and easy sale of my former residence, we almost got a deal together to buy a place a within a few weeks. But when the realization hit me that he was getting me to pay too much, I scuttled it. Sure enough, the same place sold later that year for less (about $10K less) than he would have had me pay for it. And, where my current place is concerned, Richard apparently knew the listing agent quite well, and I felt that he wasn't representing my best interests, as I would have expected. My lawyer also stated that, in over 35 years of practice, he had never seen an agent counsel someone to keep money in escrow for the length of time that Richard recommended that I did (5 years) just to facilitate the sale of a home, as was the case with me. In hindsight, I now realize that I should have trusted my instincts and checked with my lawyer before accepting an offer like that, which, sadly, I feel the need to do in the future knowing that agents like Richard are in business. The sleaziest, most dishonest agent I have ever had the misfortune of working with. Do not do business with this guy, he will say ANYTHING to try to sell you a place. Disgraceful, he is a blight on the industry as a whole. - Mark

Richard Pearce encouraged me to pay $10-$15K above market value for this place than it was worth,in the opinion of several other agents that I have since contacted. He did not fully disclose to me what he knew about this building. I felt that he was working first and foremost for himself, and, because of the negative impression that he gave me towards the end,when he badgered me to buy ANYTHING,it was at that point that I felt that he should have been working harder for me than he did. When I wanted to make an offer on a place,he was always trying to get me to place an opening bid that I felt was too high. I will never again work with him, and I would never recommend him to anyone. - Dan Weiler

Reply:    Dan - I see you are still paranoid about paying too much for your condo, despite the fact you paid 40K less than the last similar unit I sold in your building. My offer to sell your place listing commission-free in the event we can't get what you paid (or more) still stands.
Reply:    R.P.- As my buying agent, you were supposed to have been representing me and advocating on my behalf. You knew that I was in a situation where the clock was ticking, and it was you and the other agent (who was apparently a friend of yours, or at least well known to you) who took advantage of that. And the other sales in this building that you refer to were some time before my purchase, when prices were considerably higher than they were at the time I had purchased. And I wasn't "paranoid", as you suggest, in fact, if I had an alternative, I would have walked away from opportunists like you and the other agent. And, after the really negative and smug experience I had with someone like you, how motivated do you expect me to believe that you would be in representing me without you taking any commission on your end? An offer like that rings a bit hollow. In my opinion, it's agents like you who give the industry a bad name. I honestly don't wonder why someone like you isn't working for a name brand realtor. If I had been satisfied with your performance as an agent, I could have and would have referred to you several people who I knew were selling last year (some larger homes), a few in particular who I could have practically spoon fed to you.
