Nicole stuck with us on this property for almost a year. I feel like many agents would have opted out due to the low value of the property but I never felt like the service quality was anything less than if this was a million dollar home. Let me assure you that you won't have any regret having Nicole by your side for your property purchase. My experience with her as my buyer's agent for my first home has been absolutely fantastic! I found Nicole online with lots of good reviews so I decided to consult her about buying a condo in the Kitchener/Waterloo region. She got back to me right away to schedule a phone call so we get to know each other. Upon knowing I am a first time home buyer, she took the opportunity to educate me about the home buying process. I also let her know that I am still debating if the market has bottomed out and would like to know her thoughts on whether it is the best time to buy, she expressed her opinions regarding the current real estate market, gave me insights on what she has seen about market's reaction to rate hike/cut and how that affects my home buying experience (this is very important!). She is not pushy at all and she told me that she will keep an eye for me regarding properties that fit my budget and requirements while giving me time to make up my own mind. Within the following two weeks, I've been bombarding Nicole with tons of inquiries regarding various properties that we have spotted and Nicole is very patient, she always take her time to answer all my questions and explain all the nitty-gritty. With the insights she has provided, I am convinced that sellers out there are getting desperate and finally called her up to schedule for viewing. The property viewing and offering parts are what I find Nicole is best at! One condo that I am particularly interested in is very close to both UWaterloo and Laurier. The condo looks good however, I don't like to entertain the seller's bidding strategy that could go way over my budget. Nicole read my mind and pitched me a condo that is slightly over my budget but it's fairly priced in the market and she thinks it would be a much better fit for me as a working professional. She knows the condo building very well as she and her husband worked with clients selling/buying condo in the same building. She has convinced me to take a look and god, this is one of the best decisions I've ever made. The moment we opened the door I was immediately greeted by a spectacular view of Kitchener through glass panels spanning from floor to the 9 foot ceiling. The one bedroom unit with a walk in closet, spacious living room with a balcony, open concept kitchen and a 4 piece bathroom located in close proximity to the tech hub, GO transit to Toronto and LRT to UWaterloo and Laurier. What a perfect fit for me and TRUST ME, Nicole knows her clients better than they know themselves! Judging from her experience, she found it worthy to make a lower offer and she's fully transparent, she lets me know her thoughts on how we should approach the seller's agent with our offer and I am more than happy to go with what she has suggested. Again, I've made the right choice! Nicole was able to help me negotiate a price LOWER than the asking price. This is unbelievable in today's competitive market! She really did put herself in my shoes to fight for the best for me! Upon acceptance of our conditional offer, she quickly connects me with the mortgage broker and lawyer that she has been working with (since I don't have neither) and frequently checks on my progress even after conditions are fulfilled. She will remind me of things to pay attention to, such as scheduling for buyer's inspection and really makes sure we are heading for a successful and seamless closing. As a first time home buyer, there are many things that I am not even aware of, but Nicole has been hand holding me in this journey, some of which are actually my responsibility like setting up hydro and property tax account, connecting with property manager etc. I am not a big client, but Nicole has put up a super high quality service as if I were a millionaire buying million dollars home and I couldn't recommend her enough to anyone buying properties in the Kitchener/Waterloo region! - Mike WU
