I think Grace was fine for our situation, however she cost the hose owner $10,000 as she told us what the seller had accepted in a previous accepted offer that fell through because of financing. So we started our negotiations much lower then we had discussed prior to looking at the property. I think we got a good deal on our house, but would never trust her to sell for us.
She also discouraged us from using a home inspection, her rational was that "any house under $150,000 is going to have small issues that the inspector will get hung up on" after the purchase we found the electrical panel had multiple overloaded circuits.
