I worked with Collin and he is a very nice professional. He worked hard at showing me properties however I tended to find and present them to him. I found one in the right budget and proceeded with getting finances in order. It took a bit of time and was rushed to close the deal. One of the stipulations for me buying the home was signing of an inspection from a licensed home inspector. Do to time and living out of town and children being in school and sports I trusted colin with finding me a great licensed home inspector as he was an agent , my agent that I trusted. Well he did not suggest anyone or allow me to make an informed descission he used a guy off of remax elites preferred home inspectors. Well this is where Collin did not exercise his due diligence. He Arranged all points home inspection. This man Dean was not licensed and did not act in my behalf. I simply can not get over Collins lack of due diligence and through text when I asked if I could be there he said the inspector would be doing his own thing. When I arrived at the home Collin was laying on the couch and the inspector was down stairs. Well let’s just say my purchase was a mistake as it was infested with mice and had the home inspector been real I would have know about the many defects. This house had mouse feces every where and nests. I was simply told to clean dryer , clean stove clean furnace but never why. Well the why was because of mouse droppings. On possession date I saw mouse droppings in the electcal room. And then my search started .. yuck is all I’m going to say. And shame on Collin for hiring a unlicensed home inspector. I feel like Dean de Benedetto was preferred because he was not a deal breaker . The worst is that the selling agent Byron Clark owned the home I Bought.
