I wanted to place an official complaint about this agent as a representative from all property we were interested in. I sent him emails showing interest about a property and at no time he replied. Finally I had my agent try to contact him to no avail. All she got was a very rude reply and phone call stating he does “not talk over the phone”. That she should only email him and IF he had interest in our offer that he’d contact her. Because she is super dedicated, she managed to get through to him and we were finally in our way to present our offer. His demands were unprofessional and boarding ridiculousness. For a 699k home he wanted all offers to be presented in person. He also demanded a certified cheque for 40k. First of all, I’m not buying Buckingham Palace. It’s fracking Brampton. Come on... That amount is only for homes 1M and above. Anyway, we get there. There’s 15 offers in line waiting. He then says the family is not interested in anything but money. We then realized he guided the family to place the home for 699k when in truth he wanted a bidding war to sell the home above 850k. A waste of time and money for everyone involved. Our real estate agent is also amazing: when she presents an offer she like she town xolain our story, who we are, why we are buying. Most of the time, that personal touch is the final push for a good negotiation. Russ treated all agents present like mingy dogs. He’d come out, briskly take the papers of the hands of the agent and say “you stay here. I’ll present your numbers and then I will let you know if there’s any interest in presenting the cheque or not.” Long story short. We came in third. The family showed interest in our offer because they noticed we had similar heritage. Russ forbade my agentbto even enter the premises to speak to the family. Long story short, we got sent home. The offer he accepted fell through because the family wasn’t not approved for the mortgage. They cancelled the sale for everyone and reposted the 699k home on realtor.ca for 869k. After a month, they took it down. Home is still there. Everyone lost because of his rudeness, arrogance and mischievous unethical way of doing things. The whole ordeal was so unbelievably wrong in every sense that we urged our realtor to open an official complaint against him. He is not suitable for this type of job. - Jean Baptiste

I was going to sell my house with Russ but it turned to be he is a tricky person to deal with. When I asked about his commission from sale he didn't give a clear answer and said it depends. - Andrew
