I met with her once, after that her team does all the work. The terms were not met at the end and she basically ignored me. Stay far away its all about the transaction she doesn't care. She brags about how many closes she does in a month. I see why the only thing she did was write up a contract. Never heard from her again. - P MCC

Maha made our experience of searching for a home in the Ottawa region amazing. She was very attentive and organized. She listened to what we were looking for in a home and neighbourhood and geared home showings to this. She went the extra mile and was fearless in the negotiation stage. Maha has the worst customer service I've ever experienced with an agent. Her office confirmed with us by email and through three phone calls that our meeting was at 6pm. When we arrived, we were 30 minutes early and the front desk informed us Maha had just stepped out. We were early so we didn't think anything of it so we met with a broker and waiting until our appointment time. The office called Maha multiple times after our initial arrival and it wasn't until 6:30pm that she finally called the office back. I spoke with her over the office phone where she informed me she was across town showing a house so unfortunately she wouldn't make it to our meeting (that she was already 30 minutes late for). She asked to reschedule and I declined because I want an agent who's professional and that I can trust.  Forgetting about an appointment that your office confirmed multiple times that day to make a potential sale gave me a negative impression of her. The next day Maha called my husband to apologise and to reschedule. He told her I was very upset yesterday and she'd have to call me to ask to reschedule. He gave Maha my number and she said she would call me that evening but surprise surprise she never did. There are hundreds of agents in the Ottawa area - don't waste your time with this one! - Moore

Realtor Review: Maha Shahbazian. I will use short points for the initial read and should you wish further details, they will be available upon request. 2 Stars for the following reasons: Positive: She was readily accessible by phone or email and replied promptly considering her workload. Her assistant Stephanie Barrett was readily accessible and replied promptly to any and all questions put to her (since we were first time sellers, there were many). She presented herself well as our prospective realtor. She was very enthusiastic and attentive during the process of establishing our contract. Our house was put up on the market promptly without any issues and reached the required scope of media. She offered constructive and helpful advice on how to prepare our home for sale. She did offer the market value estimates for similar properties and advised us to price our home accordingly, which we did not do at first, but then we re-listed the property to more accurately reflect market value. Her assistant coordinated our sale promptly with our lawyer and the agency providing their commission. Negative: Communication: Overall the entire communication process was lacking. There was little to no follow up after having initially placed our house on the market (other than an email stating that our house was on the market). After the first two weeks of silence I took initiative for communication for the remainder of the sales process. There was no communication as to what to expect during the process of start of sale (waiting period), negotiations and what to do after the sale has concluded. Maha was made well aware of all of our property’s selling points as well as our hindrances upon our first meeting and planning of sale. No comments on the hindrances were brought up at this time (things that her expertise would already have made her aware of), but only during the negotiation phase were any and all negatives regarding the property highlighted (now including her past experiences), which added further pressure to the negotiation phase of sale. One hindrance to selling she did present to us was competing sales prices of new builds of the same model (selling for much less), however, neglecting to mention these new builds would not be available until Nov 2016 and May 2017. Our house went on the market in June 2016. We strongly feel that the notification on the official sale of your house should be made by a phone call by your realtor and not by an email from her assistant. Professionalism: During the selling process when dealing with our first offer, she applied considerable pressure to accept the buyer’s offer. We felt very strongly that she was negotiating on the buyer’s behalf. Time constraints were a part of the pressure in the negotiations; however, what made this stressful for us was that based on all conversations during negotiations, we firmly believe that our financial considerations were not her priority over the buyer’s fiscal constraints. We were strongly encouraged to negotiate a deal at a loss to us financially to compensate for the buyer’s budget. Several pressure tactics were used during these negotiations by our realtor. - Shani Cochrane
