Renee Friedrich was the buyer's agent in the sale of my home. Things went pretty smoothly until after the house closed. We had a rent back agreement, and there was a cleaning clause, "sellers agree to have house professionally cleaned and carpets cleaned". This was later amended to say deposit will be returned upon completion of professional cleaning as specified in the prior agreement. Note: carpets were NOT required to be professionally cleaned. We did have professional cleaners come in and do the counters, appliances, fixtures, hard floors, mirrors, etc. We did not have them do walls, windows or interiors of cabinets, and those items were not specifically required. We cleaned the carpets ourselves, and with the exception of the high traffic room, the family room, we did an excellent job. 12 days after turning over the keys, the buyer's agent contacted my agent with complaints about the cleaning. I provided a receipt for the professional cleaning, but she still tried to come after us for $1000. Supposedly the walls were so grimy that the buyers "had to paint", among other things. First of all, we had left more then enough touch up paint, and secondly my ex was in the house less than a week later and observed that they had painted the entire house a different color. She complained about the carpets also, and since the family room did still have stains, I provided a carpet cleaning estimate. After more than a month of back and forth (just to put this in perspective, a normal landlord tenant agreement allows 20 days), we agreed to allow them to deduct the amount of that estimate from our deposit. Ms. Friedrich specificially agreed to it in an e-mail titled "final offer", and gave us 2 days to reply. We replied within 12 hours, and when she got back to us a week later, she tried to back out of the final offer as her clients had gotten another estimate that was more than double. This was highly unethical, as she had already agreed to the amount. We did end up settling for that amount due to the persistence of my agent, Karen Robbins. We thought that was the end of it. Month before last, Karen contacted me because the buyer's agent's husband, Maic Friedrich, was claiming that the buyers had had to have their septic tank repaired, that we had not disclosed there was a septic tank, and asking if we could help with the expense. Thing is, the property doesn't have a septic tank, and the receipt the buyer's provided didn't say septic tank, it said "sewer pump station". My agent spent over a week talking to the company that did the repair, the irrigation district and other sources to establish that the house was, in fact, connected to the sewer, and that the tank in question was not a septic tank. I really appreciate her effort, but she shouldn't have had to do that. One or two calls by the buyer's agent could have saved her the time, and me the stress. I reported this complaint to Keller Williams, Folsom office, over a month ago before posting this review.
